Dear Sir

I am setting up affairs with the parties who are joint owners with me in the farm here, which you visited some time ago. I will suggest to you a good investment, [??], the purchase of about eight acres on the corner of the road running east leading to the mill to also on the road running South as far as the neighborhood of the dwelling-house (exclusive), thence running back of said house to the Mill pond having two fronts, the elevation for building site, & the Mineral Springs. I think this could be had for $2000 cash. The bottling of the spring water, and the fruit that could be raised on it would pay a good interest and on the completion of the rail road (the survey for which commences this week) it would be more than doubled in value.

This is the most desirable piece of property of the same extent in the neighbourhood.

Please answer me at once, as whatever if done must be done before the first of next month. If you would prefer the whole forty six acres inclusive of the above with the two houses & barn, you can have it for $150 per acre, terms, $2500 cash the balance on mortgage for three years.

Hoping to have the pleasure of an answer at the earliest moment

I remain

Yrs Very Truly

I.T.H. Bartlett
