My Dear Sir,

Yours of the 19th [?] was duly received, and I delayed replying until I could ascertain if I could arrange to pay off you Mortgage, but I regret to say that I cannot do so myself, but Leo who has a little money will purchase the mortgage at the price named by you $221 and will pay you one half at once and the balance in about a month--On hearing from you she will recruit the one half and when she pays the balance you can then assign the mortgage to her.
